1. PREPARATION OF DETAILED CONSTRUCTION SCHEDULE WITH GUARANTEED COMPLETION DATES.

LINMAR prepares, oversees and implements a comprehensive schedule of construction for the project including: 

• Scope of work for each subcontractor

• Starting dates and completion dates

• Progress-to-date

• Status of long-lead time, materials and equipment

• Pre-purchasing and pre-ordering of materials and equipment

Completion date is established for each project prior to construction commencing.

2.  SUPERVISION OF SUBCONTRACTORS:

All subcontractors are closely supervised by Linmar from start to completion of the project. We ensure that the furnished materials and work performed are in accordance with drawings, specifications and building requirements. LINMAR coordinates and monitors performance of all subcontractors to ensure work timeliness according to its schedule and execution in accordance with building standards.

3.  CONDUCT JOB MEETINGS AND COORDINATE ALL PROJECT PARTICIPANTS:

Linmar prepares minutes at each job meeting and distributes them to the appropriate parties.

4.  MAINTAIN CONSTRUCTION SUPERVISION AND INSPECTION STAFF:

LINMAR provides and maintains construction, supervision and inspection for the projects.

5.  PROJECT ADMINISTRATION SERVICES:

• Maintaining a complete project record-keeping system on a timely basis

• Preparation and control of all subcontractor payment schedules

• Assembling all guarantees, warranties, operating manuals, drawings, specifications, and other information as required by contact documents and forward them to the client.  Receive, check, and review (with client approval), all releases of claims required prior to issuance of final certificates of payments and completion to insurance

• Submitting consolidated monthly invoices for all work performed

• Providing insurance coverage as required (comprehensive general liability insurance up to five million dollars is standard at no cost)

6.  SUPERVISION OF ALL TESTING AND INSPECTION REQUIRED BY OTHERS:

LINMAR supervises and coordinates all inspections and testing performed by others.  We act as witness on all such tests and maintain accurate records of each test or inspection, and we report findings.  We also make sure that necessary qualified testing agencies are involved and perform according to requirements. 

7.  SUPERVISION AND COORDINATION OF SPECIALTY TRADES:

LINMAR supervises and coordinate specialty trades selected by the client.  Selection, purchasing and handling of these trades are not part of LINMAR 'S responsibility unless specifically requested. 

8. EVALUATE AND INFORM CLIENT OF ALL CHANGES IN SCOPE OF WORK:

LINMAR receives all work changes and project, their effect on project’s cost and timelines.

9.  OBTAIN ALL PERMITS:

LINMAR is responsible for obtaining all permits and all inspections at additional cost. 

10.  SUPERVISE AND INSURE COMPLETION OF PUNCH LIST ITEMS.
