DESIGN PHASE PROGRAM FOR CONSTRUCTION MANAGEMENT
1. BUILDING EVALUATION AND WORK LETTER:
A. Review client’s needs.
B. Review buildings under consideration with respect to floor size, configuration, core facilities and mechanical systems to assure they can fulfill the client’s requirements.
2. REVIEW OF PRELIMINARY PLANS AND SPECIFICATIONS:
All preliminary plans and specifications are reviewed in relation to project specific materials and systems, including:
Availability of specified materials
Projected costs of specified systems
Alternate materials and/or methods
Potential problem areas
Opportunities to optimize project time span
3. PREPARATION OF PRELIMINARY COST BUDGET:
Cost estimates are prepared for each project based upon preliminary plans and specifications. Cost estimates are updated as drawings and specifications are developed.
4. PROJECT PLANNING TO REDUCE CONSTRUCTION TIME:
Pre-purchasing of critical material and equipment
Scheduling of subcontractors to insure maximum productivity
Suggesting alternates and substitutions to avoid delays
Establishing deadlines for last minute client's planning and design changes
5. SELECTION OF SUBCONTRACTORS AND RECEIPT OF BIDS:
The process of selection and solicitation of subcontractors is implemented on every project. The partner-in-charge provides clients with a list of subcontractors for review and comments. Based on a finalized list, subcontractors are invited to submit proposals for their respective trades.
Bids are reviewed to determine that:
Prices submitted are complete, reasonable and consistent
There is no overlap between trades
Past performance records are reviewed
Linmar evaluates each subcontractor’s bid compared to the budget cost for their trade. We also evaluate each subcontractor’s workload and past performance to make sure the most competitive and qualified companies are chosen for the project.
6. AWARDS TO SUBCONTRACTORS:
Linmar prepares a review of materials, suppliers, and subcontractors (a minimum of three per trade). Upon client approval of subcontractor, LINMAR enters into contract agreement with the selected bidder. The preparation of contracts includes extensive use of unit prices, to be used for scope changes.
7. CONSTRUCTION CONSULTING SERVICES:
During the Design Phase, LINMAR will provide any additional necessary consulting services, including reports and information.
